1 The process

Usually known as the “right to manage” the process comes from a piece of legislation called the Commonhold and Leasehold Reform Act, 2002. This Act sets out the process whereby leaseholders who are dissatisfied with the management of their block can create and run their own dedicated Right to Manage (RTM) company. It also details the qualifying requirements and statutory procedures involved.

The statutory process must be complied with fully if you are to control the management of your flats successfully. However, following the process can be a time-consuming and onerous business. So if you want to reduce your monthly service charges, dismiss obstructive or negligent managing agents appointed by your landlord, and gain control of the management of your block but are worried about getting the process right, we can help.

3 The services we provide

For a competitive fee we will guide you through the process, point out the pitfalls and provide all the necessary support you’ll need to complete the detailed work required to create your Right to Manage (RTM) company.

We will attend your leaseholders meetings to explain the process, the costs, and the timings. We will deal with the tricky negotiations, canvass absentee leaseholders and, if required, subsequently deal with the on-going management, necessary repairs, maintenance and contracts. We will also ensure that all statutory requirements in terms of company law and taxation issues are professionally dealt with in a timely manner.

We are regulated by The Royal Institution of Chartered Surveyors (RICS) and have full professional indemnity insurance.
